This is the Year of the Investor
The year after the proverbial market “crash” insinuated by the media and various Real Estate “experts” from around the Country. The year that they are out there, hunting, watching, waiting for some sick home to limp around, begging to be bought until they move in. If the property has exceptional characteristics; clean, updated, nice yard, junk free, priced below other similar homes, and, rule number one LOCATION LOCATION LOCATION…they will sell!! We have sold them!
Some sellers are blinded by this, “Our neighborhood is the best!” Of course it is, but there is a chance that the person with the money does not think so. What are the other homes selling for? What are the rental restrictions? How close to schools and shopping? (Too close is not always a good thing; too far to some is a turn off)
Our advice to sellers is to get realistic, look at the numbers, and put your emotional attachment away. If you “feel” something for or about your home, it may not be the right time for you to sell it. If you are making a move based on a lifestyle change, be realistic about your expectations.
The Real Estate “Experts” are investors. They babble all over the media about a market crash, etc., etc. Okay, interest rates went up, then down, then steady, and now we are looking at a possible decline once again. Property insurance scares swept the land. Fear of Hurricanes and “Big Brother” plagued our community.
This is a good time to sit down and do your homework. Small investors need to clean up their credit and get the cash flow streamlined so that it works, consult your accountants and look at the numbers.

Hurricanes? Better than snowstorms, earthquakes, tornados, fires, mudslides, avalanches, and tsunamis! They give you over a week to get ready or get out! And it is no secret that a concrete home or one built to code with shutters is in many cases a much safer and secure place to store your belongings.
Big Brother-Come on! So the Keys is not the hippie-margaritaville barefoot fantasy it once was…it still has the charming atmosphere of a small and quaint community. And face it, the more “money” that moves in, the more YOUR property is worth! Who’s buying? INVESTORS AND REALTORS. MARKET PRO’S! Why? Because they know what’s happening here, buy low sell high, the mantra of the investor.
